Selling your house in Pennsylvania or Maryland
I’m Collin Boyer, a real estate agent with Real of Pennsylvania. I sell 70+ homes a year across Pennsylvania and Maryland.
I’m not only a realtor. I also build homes, build or place manufactured homes, and develop and subdivide land. If you’re selling to build your next place, or you own land you could build on, I can handle both sides of the move.
What you get from me: a price based on what’s actually selling near you, a plan to get it sold, and straight answers the whole way. Call or text me at 717-991-5085.
Your options
List it on the market. Full marketing, the right price from day one, and hard negotiating.
Sell it directly to me. No showings, no repairs and a closing date you choose. A good fit when the timing is tight or the house needs work.
Sell and build. Sell your house and build your next one, on land you own or land we find.

The honest read on this market
Rates are up. The 30-year fixed hit 7.28% on Oct 1, up from 6.34% a year earlier (Freddie Mac).
Prices are still rising in most of these counties.
Homes are taking longer around Harrisburg. Greater Harrisburg homes spent 29 days on market in August, 42% longer than the five-year August average of 20 (GHAR).
Lancaster is still moving fast. 19 days on market, with sellers getting 103.8% of original list price (LCAR).
What that means for you: price it right from day one. In a slower market, the houses that sit are the ones that start too high.
How I sell your house
Price from fresh comps. Same type of house, close by, recent sales. I show you the comps, not just a number.
Get it ready. What’s worth fixing and what isn’t.
Market it hard. Pro photos and video, the MLS, my Instagram (@collinboyer) and YouTube.
Negotiate. Inspections, appraisals, repair requests. That’s where deals are won or lost.
Close. I stay on it until the keys are handed over.
What it costs to sell
Commission: negotiable, and spelled out in writing before you sign.
PA realty transfer tax: 1% state plus a local share, usually about 1% (PA Revenue). Often split, but negotiable.
Maryland: 0.5% state transfer tax plus county transfer and recordation taxes.
Other: title and settlement fees, prorated property taxes, any repairs you agree to.
Ask me for a net sheet, and you’ll see what you walk away with before you list.
If I’m the one buying, I’m buying for myself, not acting as your agent, and I’ll tell you that in writing before you sign anything.

Who pays the transfer tax when you sell a house in Pennsylvania?
Pennsylvania charges 1% state realty transfer tax plus a local share, usually about 1%. Who pays is negotiable. In many local deals, buyer and seller split it.
Can I sell my house as-is in Pennsylvania?
Yes. You can list it as-is or sell it directly to me. Pennsylvania sellers generally still have to fill out the seller’s property disclosure and disclose known material defects.
Can you help me sell and build my next home?
Yes. I build homes, build or place manufactured homes, and develop and subdivide land, so I can help with the sale and the build.
Do you help sellers in Maryland?
Yes. I’m licensed in Maryland (5014481). Maryland closing costs include a 0.5% state transfer tax plus county transfer and recordation taxes.
