These Terms and Conditions ("Terms") govern your use of https://collinboyer.net (the "Website") and your participation in our text messaging program. The Website is operated by Deal With Collin, LLC ("we," "us," or "our"). By using the Website, submitting a form, or opting in to receive text messages, you agree to these Terms and to our Privacy Policy at https://collinboyer.net/privacy-policy. If you do not agree, please do not use the Website.
1. About Us
Collin Boyer is a real estate agent licensed in Pennsylvania (License No. RS353567) and Maryland (License No. 5014481), affiliated with the brokerage Real of Pennsylvania, 2056 Springwood Rd #1, York, PA 17403, (717) 344-5577. Our business buys land and homes for cash and helps property owners explore their selling options. When we or Collin Boyer offer to buy property for our own account, we will disclose in writing that Collin Boyer is a licensed real estate agent, as required by law.
2. Use of the Website
You may use the Website for lawful, personal purposes only. You agree not to:
- Submit false or misleading information, or information about someone else without their permission
- Submit another person's phone number to receive our text messages
- Interfere with, hack, or disrupt the Website or its security
- Use bots, scrapers, or other automated tools to collect content from the Website
- Copy, sell, or reuse Website content for commercial purposes without our written permission
You must be at least 18 years old to submit a form or opt in to text messages.
3. Text Messaging (SMS) Program Terms
Program description. The Deal With Collin, LLC text messaging program sends text messages to people who opt in through our Website forms, social media lead forms, or by otherwise giving us their mobile number and consent. We use SMS to respond to your inquiries about selling your property and our real estate services, share information about offers, confirm appointments, send reminders, and notify clients of schedule updates or important changes. Messages are sent by Deal With Collin, LLC / Collin Boyer.
Consent. By opting in, you agree to receive calls and text messages from Deal With Collin, LLC at the number you provided, which may be sent using automated technology. Consent is not a condition of any purchase or of receiving our services. You can still contact us by phone or email without agreeing to text messages.
Message frequency. Message frequency varies based on your inquiry and our conversations.
Cost. Message and data rates may apply for any messages sent to you from us and to us from you. If you have questions about your text plan or data plan, contact your wireless provider.
Opting out (STOP). You can cancel the SMS service at any time. Just text "STOP" to any message from us. After you send "STOP," we will send you one text message to confirm that you have been unsubscribed. After this, you will no longer receive SMS messages from us. If you want to join again, just sign up as you did the first time, and we will start sending SMS messages to you again.
Help (HELP). If you are experiencing issues with the messaging program, reply with the keyword "HELP" for more assistance, or contact us directly at collinboyerbusiness@gmail.com or (717) 919-2199.
Carrier liability. Carriers are not liable for delayed or undelivered messages.
Supported carriers. Supported carriers include major U.S. wireless carriers. Delivery is not guaranteed.
Privacy. We do not sell, rent, or share your phone number or mobile information with third parties or affiliates for marketing or promotional purposes. Changing numbers. If you change or give up your mobile number, please text STOP from that number or let us know so we do not message the new owner of that number.
4. No Agency Relationship
Using the Website, submitting a form, or talking with us does not create an agency, brokerage, or client relationship between you and Collin Boyer, Real of Pennsylvania, or Deal With Collin, LLC. An agency relationship exists only if you sign a written agreement that says so. When we are a potential buyer of your property, we are acting on our own behalf and not as your agent, and we do not represent your interests. You may want to hire your own real estate agent or attorney. We will provide any consumer notices and disclosures required by Pennsylvania or Maryland law.
5. No Legal, Tax, or Financial Advice
Information on the Website and in our communications is for general information only. It is not legal, tax, financial, appraisal, or investment advice. Any estimates of property value are opinions only and are not appraisals. Please consult a qualified attorney, accountant, or financial advisor before making decisions about your property.
6. Offers Are Not Binding
Any offer, price, estimate, or timeline we share through the Website, by phone, text, or email is preliminary and non-binding. It is not a contract and may change based on property inspection, title review, due diligence, and other factors. No agreement to buy or sell property exists unless and until both you and we sign a written agreement of sale. Neither you nor we are obligated to proceed with any transaction until then. Any signed agreement will include the disclosures required by law, including how we intend to hold, assign, or resell our interest in the property, if applicable.
7. Fair Housing
We are committed to equal housing opportunity and comply with federal, Pennsylvania, and Maryland fair housing laws. We do not discriminate on the basis of race, color, religion, sex, disability, familial status, national origin, or any other characteristic protected by law.
8. Website Content and Intellectual Property

Our total liability for any claim relating to the Website or these Terms will not exceed one hundred U.S. dollars ($100). Some laws do not allow these limits, so they may not fully apply to you. Nothing in these Terms limits rights or obligations under a separately signed written agreement of sale.
12. Indemnification
You agree to defend and hold harmless Deal With Collin, LLC, Collin Boyer, and Real of Pennsylvania from claims, losses, and expenses (including reasonable attorneys' fees) arising from your misuse of the Website, your violation of these Terms, or information you submit that is false or belongs to someone else.
13. Governing Law and Venue
These Terms are governed by the laws of the Commonwealth of Pennsylvania, without regard to its conflict-of-law rules. Any dispute relating to the Website or these Terms will be brought in the state or federal courts located in Cumberland County, Pennsylvania, and you agree to the jurisdiction of those courts.
14. Changes to These Terms
We may update these Terms from time to time. Updated Terms will be posted on this page with a new "Last Updated" date. Continuing to use the Website after changes are posted means you accept the updated Terms.
15. General
If any part of these Terms is found unenforceable, the rest will remain in effect. Our failure to enforce any part of these Terms is not a waiver. These Terms and our Privacy Policy are the entire agreement between you and us about the Website and our text messaging program.
