Is York, PA a Good Place to Live? What the Numbers Say

My most-watched YouTube video is “Is York PA Safe?” It’s past 4,600 views. People clearly want to know about York.

I’m Collin Boyer. I don’t only sell real estate. I also build homes, build or place manufactured homes, and develop and subdivide land, so if the right house isn’t out there, building is a real option.

So here’s my take. I’m not going to tell you which street to live on. That’s your call. I’ll give you the real numbers and show you where to look up the rest.

What homes cost in York County

  • August 2026 median sale price: $326,000, up 9% from a year earlier (RAYAC).

  • Year-to-date median: $309,900, up 6%, on 3,730 sales (RAYAC).

Prices vary a lot by school district. Year-to-date medians (RAYAC):
- York Suburban: $330,000 (+16%)
- Eastern York: $315,000 (+19%)
- York City: $160,000 (−2%)

That spread is the whole story of York County. There are city rowhomes, suburbs, river towns and farm country, all inside one county.

Nearby options buyers compare: Red Lion, Dover, Shrewsbury, Hanover and Spring Garden Township. Each sits in a different school district, so check the district medians above.

Where to find real crime data

Skip the opinions online and go to the source:
- Pennsylvania’s “Crime in Pennsylvania” dashboard (PA Uniform Crime Reporting Program) at ucr.pa.gov. It has crime statistics reported by local police departments. Participation is voluntary, so check whether the department you care about reports.
- The PA State Police CAID dashboard for areas PSP covers.
- Local police departments. Many publish their own reports.

Compare like with like: the same time period, the same type of crime, per resident where you can.

Things worth checking before you buy anywhere

  1. Commute. Drive it at rush hour, not on a Sunday.

  2. Taxes. Property taxes depend on the municipality and school district. Look up the actual bill on the house you want.

  3. Flood zone. Check the FEMA flood map.

  4. The house itself. Get a real inspection.

  5. Walk it. Visit the block in the daytime and at night. Then decide for yourself.

So, is it a good place to live?

For a lot of people, yes. You get a big range of prices. You’re close to Harrisburg, Lancaster and Baltimore. And there’s plenty of history. Whether it’s right for you depends on what you need. That’s a conversation, not a headline.
