How Long Does It Take to Sell a House in Central PA Right Now?

How Long Does It Take to Sell a House in Central PA Right Now?

It depends where you are. And it depends a lot on price.

Here’s what the latest local numbers say.

The numbers (August 2026)

  • Greater Harrisburg (Cumberland, Dauphin and Perry counties): homes took 29 days on market. That’s 42% longer than the five-year August average of 20 days (Greater Harrisburg Association of REALTORS®).

  • Lancaster County: 19 days on market, and homes sold for 103.8% of original list price on average (Lancaster County Association of REALTORS®).

  • York County: 517 sales in August, and the median price was up 9% to $326,000. Pending sales were down 5% (RAYAC).

So Harrisburg-area houses are taking longer than they used to. Lancaster is still quick.

Why things slowed down

Rates. The 30-year fixed was 7.28% on Oct 1, 2026, up from 6.34% a year earlier (Freddie Mac). Higher payments mean buyers take more time and push harder on price.

Days on market isn’t the whole timeline

After you accept an offer, there’s still:
1. Inspection period. Usually written into the agreement.
2. Appraisal and loan approval, if the buyer is financing.
3. Title work and settlement.

Financed deals usually take several weeks from offer to closing. Cash deals can go faster because there’s no lender.

What actually speeds up a sale

  • Price it right on day one. In a slower market, the houses that sit are the ones that start high and chase the market down.

  • Show it well. Clean, bright, good photos.

  • Make it easy to see. Flexible showings.

  • Fix the obvious stuff a buyer will flag anyway.

Need it sold on a deadline?

Then we plan backwards from your date. Or, if timing matters most, you can sell it directly to me. (I also buy houses directly. When I buy, I’m the buyer, not your agent, and I disclose that in writing.)

Timing varies a lot by area. Move-in-ready homes in suburbs like Camp Hill and Mechanicsburg usually go faster than rural listings in Perry or Franklin County. Your agent should show you recent sales from your own neighborhood.
